What the HOA fee actually costs you

Every closed sale the MLS recorded at these resorts, read the way an owner would read it: what the dues are now, what the units report earning, and what share of that the HOA fee takes before you see a dollar.

49 resorts, sorted lightest HOA share first — the share is the annual dues measured against the most any owner has reported one of its units earning. Each card says where that lands among the 45 resorts that have a figure — the middle one gives up — of its Highest Reported Gross Rental Income to the HOA.

Read the two numbers together, not apart.

Off-asking is how far sellers came down; the HOA share is what the dues take of the Highest Reported Gross Rental Income. Across the 39 resorts with both, they pull against each other — sellers concede most where the asset is hardest to hold. The deepest discount in this study sits at the highest fee burden in it. A resort near the top of the discount list is not automatically a bargain; it is often a building people are trying to get out of.

How to read a thin figure.

A resort only gets an HOA share once at least one owner has reported rental income since 2022 — a ceiling needs one figure where a median needs two, which is why this reaches further than it used to. Where a resort rests on only a few reports its page marks them as thin and shows the range they span, because one owner's good year is not the same evidence as twenty. Resorts with no reported income at all still show dues, prices and ocean exposure.
